First-Time Home Buyer Rebate Calculator — Canada

Eligible first-time buyers in Ontario receive a refund of up to $4,000 of provincial land transfer tax. This fully eliminates the tax on homes priced up to roughly $368,000; above that, you pay the balance. Buyers in Toronto also get a separate municipal rebate of up to $4,475.

Generally you must be at least 18, a Canadian citizen or permanent resident, occupy the home as your principal residence within a set period, and never have owned a home anywhere in the world. In some programs your spouse must also not have owned a home while being your spouse. Rules differ slightly by province.

British Columbia offers a full property transfer tax exemption for eligible first-time buyers on homes up to $835,000 (2024), with a partial exemption phasing out up to $860,000. The first $500,000 of value is exempt for qualifying purchases even above the threshold under recent changes.

Yes. Provincial land transfer tax rebates are separate from federal programs. First-time buyers can claim the federal First-Time Home Buyers' Tax Credit (up to $1,500), use the Home Buyers' Plan to withdraw RRSP funds, and contribute to a First Home Savings Account (FHSA), all in addition to any provincial rebate.
